8/20/06 - Live/Work space is now available on Main Street Downtown Memphis. Memphis, unlike many big cities around the country, isn’t home to many of these types of condominium units that are zoned commercial and combine loft style living space with a downstairs work space. “We’ve had lots of interest so far, mostly from entrepreneurs looking to establish a presence downtown,” says Mark Guest, Affiliate Broker with Richard Wallace & Company, who is marketing the building. “These unique condos offer a great location with excellent visibility, right on the trolley line in the middle of the New Main Block, just a short walk from Court Square, Peabody Place, Beale Street and FedEx Forum,” adds Guest.
In addition to five storefront live/work spaces on the street level, the building at 95 South Main, between Union and Gayoso, offers 15 luxury loft style condos and three top floor penthouses. All upper level condos offer large balconies overlooking Main Street. The three top floor penthouses feature magnificent views of the Mississippi River and private rooftop terraces and balconies.
The street-level live/work units range from 1,436 to 1,774 square feet and have one and two-bedroom open floorplans. Because these units are zoned commercial, they qualify for Center City Commission development and retail incentives. Each live/work unit is just like a traditional condominium - with the added features of a store front door, flexible configuration street and basement level workspace and additional work and storage space availability to suite individual small business needs. The spaces are perfect for real estate/insurance brokers, artists, computer/IT services or others who would like to have their office or work space just below their home. Parking in the adjacent Parking Can Be Fun garage at 81 Union is conveniently accessed through doors on each floor. Each unit also offers dedicated basement storage.
The live/work condos at 95 South Main are part of a mixed-use trend in Downtown Memphis. Mixed-use spaces that combine compact residential living with street-level retail and office in walkable areas such as Main Street are an important part of creating vibrant, sustainable neighborhoods as residences, services, and workplaces are within close proximity to each other. Mixed-use development creates opportunities for incorporating uses that may be difficult to accommodate in existing urban neighborhoods, where land is limited, such as Downtown Main Streets. Mixed-use is also an important component of Smart Growth development that is environmentally sensitive, community-oriented and transit-oriented.
Main Street, in Downtown Memphis, is an exciting example of how thoughtful planning, strong partners, and a long-term view can transform a blighted downtown area into a vibrant, multipurpose center for shopping, entertaining, learning, playing… and living/working! While it is still a work in progress, Main Street is truly becoming a sustainable Live/Work/Play urban neighborhood. From urban entertainment to historic venues and retail to its revitalized housing options, Main Street is returning as a neighborhood of exciting experiences, eclectic business offerings and safe family fun. And of course, Main Street will always benefit from the rest of what Downtown Memphis has to offer - Beale Street, FedEx Forum, AutoZone Park, National Civil Rights Museum, the Mississippi River parks, and a growing multicultural residential population.
